Summary:Contemporary Islamic banks have created several financial methods in the field of home financing; one of these methods is Musharakah Mutanaqisah partnership contracts. This study aims to illustrate the substance of Musharakah Mutanaqisah partnership and its main usage as one of the contemporary investment formulas in the field of home financing. This study also looks at the main images of Musharakah Mutanaqisah partnership which are applicable by May Bank Islamic as one of Malaysia's Islamic financing institutions, to examine the legitimacy of the contemporary implementation of such images, and to locate the weaknesses of such implementation while attempting to find appropriate solutions to solve such weaknesses. This study adopts several methodological approaches which are analytic, comparative and practical approach. This study finds that the image of Musharakah Mutanaqisah partnership applied in May Bank Islamic, is of sharing dwindling ended ownership with leasing, and should be considered as a financial complex contract which stipulates the existence of two separated contracts in one contract. In addition, this study discovers that the requirement condition to mortgage property in Musharakah Mutanaqisah partnership contract can change the nature of this contract to be as a mortgage for return loan. While the requirement of warrant in the Musharakah Mutanaqisah partnership contract is not inconsistent with the nature of this contract, this requirement could be considered as confirmation of the partners to involve in such contract
