Dynamic project management in this industry poses a huge challenge as it involves a great deal of participation from both individuals and organizations. However, the efficiency of project management, especially the RMKe11 projects, is often been disputed by the local community. The dispute was based on the government's failure to complete the project as scheduled. The delay in completion of a project is seen as a widespread phenomenon and needs to be curbed to prevent the government from incurring further losses. The objective of this study is to look at the root causes of project delays and to find ways and methods that can be used to overcome project delays. The study was based on a literature review of the project monitoring experts and construction case analysis in Perak. The results showed that there were 9 major problems with 28 problems encountered in implementing projects in Perak. Among the factors contributing to project delays in the State of Perak are contractor issues, scope and design changes, land issues, site management issues, and payment delays to contractors. Studies show that project delays often occur in the pre-construction and construction phases. The findings show that project management, monitoring and supervision are factors that most researchers recommend to reduce the number of late projects followed by the proposal to appoint contractors with knowledge and skills in project management. Effective communication practices either between team members or between customers, contractors and consultants are also the options of researchers in suggesting improvements to reduce project delays. In conclusion, the issue of project delays can be resolved or prevented when the cause of the delay is detected earlier.
